What is rarest of Smiths concert posters? Fagins?

Is this the rarest of Smiths/Morrissey posters? An ultra rare concert poster advertising The Smiths as the opening act for Richard Hell & The Voidoids at Fagins on Monday Feb. 21st, 1983 in Manchester. This historic poster documents the fourth ever show by The Smiths, and predates the recording of their debut single "Hand in Glove," which was released in May 198, and their London concert debut, which didn't take place until a month later in March. It's going to be coming up for auction later this year. Any estimates on what it will go for? It's part of a very extensive private collection. I'm taking offers. Shipping from Austin, TX.

Being such an early gig I'd say it's up there amongst the rarest. I've seen a flyer/poster from their first gig at The Ritz, and personally own a flyer from their first Hacienda show on February 4th. Never come across one of these before though.
